IREN Prince George: Existing power supports expansion without proving every AI phase is live
FJI qualification held or pending: the full four-document gate, including project-specific government evidence, has not yet been accepted. Qualification evidence and decisions →
Project status: IREN reported approximately USD 0.4 billion of Prince George AI Cloud ARR under contract in February 2026; its August 2026 update planned further liquid-cooled deployments there in 2027. The current commissioned status of the earlier 10 MW IT-load installation remains undisclosed.. Capacity scope: 50 MW operator-listed campus power; 10 MW IT-load hall described as under construction in August 2025; current commissioned IT MW unknown. How we verify evidence.

The one-minute investment takeaway
Our analysis: Existing power supports expansion without proving every AI phase is live. The attraction is reusable electrical infrastructure in an established Canadian location. That reduces the need to infer readiness from a proposed interconnection alone, but does not prove the completion of each computing retrofit. Mining-era electrical assets can be useful while AI service requirements introduce different network, cooling and uptime obligations. The investor must reconcile the historical 10 MW installation with future expansion without adding them as confirmed operating capacity. British Columbia operating and tax costs also need explicit treatment.
Readiness basis: Classification of evidence in the reviewed profile; strongest documented phase, not full-campus completion. Existing grid-connected campus; prior GPU installation construction disclosed; new liquid-cooled expansion planned for 2027 Readiness source →
What the sources establish
- Existing power infrastructure. IREN describes a 50 MW campus with its own substation and two diverse fiber paths connected to BC Hydro. Primary source →
- AI conversion evidence. The September 2025 company update identifies a 10 MW IT liquid-cooled installation under construction at Prince George. Primary source →
- Additional future scope. IREN’s August 2026 results include Prince George among existing sites planned for additional liquid-cooled deployments during 2027. Primary source →
Who receives the money?
Our analysis of disclosed roles. Revenue routes are business-model interpretations, not estimates of booked project revenue.
| Company / exposure | Economic role | What investors need to establish |
|---|---|---|
| IREN (IREN) | Operator / owner: property rent or computing service contribution according to the business model | Accepted phases, retained margin, financing and maintenance obligations. |
| Named customers or resource providers | Payments for contracted services or resource delivery where the source identifies a relationship | Confirm scope and contracts; broad ecosystem demand does not establish a supplier order. |
| Other contractors and equipment suppliers | Potential construction and refresh receipts | Do not assign undisclosed vendors, earnings or contract values. |
How financially meaningful is it?
Our analysis: The attraction is reusable electrical infrastructure in an established Canadian location.
Conversion return = useful AI service contribution minus conversion spending, ongoing hardware replacement and the opportunity cost of displaced activity.
Hypothetical illustration: If a hypothetical retrofit costs USD 100 million and adds USD 15 million annual operating contribution, its simple pre-financing payback is 6.7 years. This is not a disclosed project return.
Milestones that would change the assessment
| Milestone | Evidence to watch |
|---|---|
| Evidence of delivery | A dated phase acceptance record showing usable equipment, power and cooling; separate previous targets from observed completion. |
| Recurring economics | Commissioned GPU capacity by phase, customer contracts and 2027 expansion scope |
| Capital and operating reconciliation | Separate property construction, computing hardware, reimbursed costs and financing; distinguish operating cash receipts from revenue recognition. |
What could break the investment case?
Our analysis: Existing gross power cannot all be treated as liquid-cooled usable IT capacity. Conversion costs, tax treatment, hardware finance and customer service reliability can absorb apparent savings.
What would change our view?
Our analysis: Phase-specific customer acceptance, sustained useful workloads and cash generation after recurring costs would strengthen our assessment. Missed acceptance, deteriorating margins or additional capital required without equivalent contract protection would weaken it. A larger design envelope alone would not change the operating assessment.
What remains unknown
Current phase utilization, site-specific cash flow, customer acceptance detail, actual tariff, measured PUE, maintenance obligations and incremental capital returns are not fully disclosed in the reviewed sources. Coordinates represent the named locality or campus vicinity, not a surveyed building. A target date is not a verified completion. Readiness means the documented state above; no blanket “shovel ready” designation is inferred from a marketing page.
Project research for information, not a buy recommendation. Financial illustrations use assumptions, not disclosed site results or management guidance.
