Mega Or Holdings
Business, financial evidence and documented connections to the AI buildout.
Business and AI exposure
Mega Or Holdings develops and invests in Israeli property, including data centers. Its issuer disclosures identify operating and construction capacity, while reporting on the Modiin facility links it to AI infrastructure demand. Facility ownership and a named customer relationship require separate evidence.

Financial context
The Q2 2026 disclosure described 9.5 MW of operating IT capacity and 311 MW under construction. Data centers represented approximately 6% of asset value. That percentage measures asset mix; it is not the share of revenue, profit or cash flow generated by AI.
Delivery and commitments
The company’s plans included a 9 MW Modiin facility and 42 MW at Yoav targeted for Q4 2026. Planned capacity remains subject to project delivery and customer acceptance. Other campus filings cannot establish the identity or delivery status of Modiin simply because they concern the same issuer.
Costs, funding and dependencies
Power connections, regulatory requirements, construction and customer contracts govern the conversion from development to income. A July 2026 electricity-rule update introduced uncertainty for uncontracted connections. Capacity under construction should not be treated as energized or revenue-producing space.
What to watch next
Follow site-specific energization, commissioning and occupancy, then the resulting rental and operating cash contribution. The available asset-value and MW disclosures do not establish an AI-only earnings percentage or a fully funded return on the entire development pipeline.
Documented project connections
Each connection below has a specific, cited role. A supplier, lender, customer or proposed acquirer has different economics from the project owner.
Nebius / Mega DC Modi’in — Israel national AI computing
Mega Or's wholly owned Mega DC develops the Modiin facility; original reporting links its existing site to Nebius hosting.
The Nebius relationship is attributed to original reporting; the issuer presentation does not name the customer contract. The reported existing 8 MW facility is distinct from the later 9 MW phase target and contracts for other campuses.
Evidence boundaries
Company totals, segment sales, bookings, backlog, spending, capacity and usage describe different things. They do not establish project-level revenue, earnings or an exact AI-only revenue share unless the cited disclosure explicitly says so.
This is a dated research snapshot. Forecasts are attributed expectations, and undisclosed amounts remain unknown. Source review does not certify every project or future outcome.
