The investment takeaway

Our analysis: Aurora DEN1 is a strategically important hyperscale omission from Denver-area coverage. Blackstone ownership provides a public investment connection, but planned campus capacity does not establish present revenue or AI compute delivered.

Campus boundary and historical plans

This entry covers QTS Denver 1 at 1160 N Gun Club Road and associated campus development. DCD identifies a former JPMorgan site at the address. Existing facility, redevelopment and buildout are one campus entry; none is counted as a separate project. Aurora, Colorado is not Aurora, Illinois.

Capacity, power and cooling

QTS currently markets planned 160 MW+ critical capacity across 65 acres. Historical 2022 figures were 177 MW / 67 acres. No executed electricity supply terms or measured operating IT load was verified. CPR reports closed-loop cooling and quotes an Aurora Water official’s approximately 2,400 gallons daily at that time; not full-build water demand.

Government record: limited verified scope

Aurora’s public index at 1164 N Gun Club Road identifies DEN1 DC1 guard-shack plans, a building-permit index and guard-booth occupancy record B1982975 released July 3, 2024. The underlying occupancy PDF was inaccessible. Release dates are not issuance dates. Guard-booth records cannot establish campus operating authorization.

Construction and air-permit reporting

CPR’s July 8, 2026 reporting observes phased site activity and reports a July 2025 application for 98 additional diesel generators beyond 40 installed. The direct state permit and decision were not retrieved, so approval remains unverified. Generator nameplate ratings are not IT MW. A completed shell is not customer service.

Company roles and risks

QTS develops and operates; Blackstone is owner. Named AI customers, lenders and suppliers are not inferred. Air permitting, noise, grid delivery, phase sequencing and tenant acceptance affect economics. Direct issued permits, utility acceptance and dated productive service would improve readiness; adverse conditions or delays would weaken it.

Financial significance

The campus is a QTS development within Blackstone ownership. No project budget, debt closing, leases, site revenue or Blackstone earnings contribution was verified. Historical 177 MW / 67-acre marketing differs from current 160 MW+ / 65-acre disclosure; do not add them or interpret the difference as verified cancellation. Our analysis: phased delivery and regulatory compliance determine when planned capacity becomes billable service.

Independent discovery of newly listed Denver campus; historical operator plan 177 MW / 67 acres. Current operator 160 MW+ / 65 acres supersedes these planning figures. Reporter notes former JPMorgan site; old facility and current redevelopment are one campus here, not two entries.
