Business and AI exposure

KKR manages private-market investments. Data-center exposure includes fund ownership of CyrusOne and a proposed minority investment in SK Horizon. Managed-fund assets and commitments are distinct from direct KKR corporate ownership or revenue.

Financial context

For Q2 2026, KKR reported $796 billion of AUM, $1.214 billion of fee-related earnings and $1.493 billion of adjusted net income. The results did not separately attribute fees or profit to SK Horizon or individual CyrusOne campuses.

Delivery and commitments

The proposed SK Horizon platform includes existing and developing Korean data-center assets, with formation targeted for Q1 2027. CyrusOne’s Aurora groundbreaking described two buildings with 40 MW of initial IT capacity; it did not confirm operational acceptance.

Costs, funding and dependencies

Transaction approvals, capital contributions, customer contracts and construction affect investment returns. A proposed platform interest is not current ownership of every underlying campus, and gross platform capacity is not public-parent revenue.

What to watch next

Watch formation and funding of SK Horizon, followed by asset-specific delivery. For CyrusOne, distinguish the new Aurora development from its separate nearby operating campus.

Documented project connections

Each connection below has a specific, cited role. A supplier, lender, customer or proposed acquirer has different economics from the project owner.

CyrusOne Allen campus

KKR-managed funds participate in ownership of CyrusOne, the developer/operator whose Allen campus listing covers DFW3 and DFW4 with DFW5 landbank separately identified.

This is managed-fund platform exposure, not a verified direct KKR public-parent campus asset. Public-parent site equity, fees, earnings, AI-only utilization and project returns are unestablished. The operating DFW3/DFW4 scope is distinct from the DFW5 landbank.

CyrusOne Aurora campus

KKR-managed funds participate in the ownership of CyrusOne, the campus developer/operator.

This is managed-fund platform exposure. Public-parent site equity, fee income, AI-only utilization and project returns are not separately established.

SK–AWS Ulsan AI Zone

Conditional platform investor: KKR-managed funds agreed to invest in planned SK Horizon, whose projects include Ulsan.

The platform was expected to be established in early 2027. A future 29% KKR-managed-fund interest after all investments is not current direct ownership of Ulsan.

Evidence boundaries

Company totals, segment sales, bookings, backlog, spending, capacity and usage describe different things. They do not establish project-level revenue, earnings or an exact AI-only revenue share unless the cited disclosure explicitly says so.

This is a dated research snapshot. Forecasts are attributed expectations, and undisclosed amounts remain unknown. Source review does not certify every project or future outcome.
