Financial context
For FY2026, ended June 30, Goodman reported operating profit of A$2.6745 billion. Data centers represented 78% of A$19.7 billion of work in progress by end value. That development measure is not revenue. Partners and third parties accounted for 71% of work in progress.
Delivery and commitments
The disclosed development program extends from early 2027 through 2030. Approximately half was leased or in advanced leasing discussions, two different levels of commitment. Named projects such as Pluto and Tsukuba have their own approval, construction and customer-delivery requirements.
Costs, funding and dependencies
Group liquidity was A$6.4 billion; partnership liquidity of A$12.4 billion included conditional equity. Group gearing of 6.5% differed from 19.5% look-through gearing. Partner financing supports development but does not make every planned project fully funded or transfer all project earnings to Goodman.
What to watch next
Follow binding leasing, construction completion, capital calls and operating cash generation. Comparing the development pipeline with delivered income requires attention to Goodman’s ownership share, management arrangements and the timing of each phase.
Documented project connections
Each connection below has a specific, cited role. A supplier, lender, customer or proposed acquirer has different economics from the project owner.

Evidence boundaries
Company totals, segment sales, bookings, backlog, spending, capacity and usage describe different things. They do not establish project-level revenue, earnings or an exact AI-only revenue share unless the cited disclosure explicitly says so.
This is a dated research snapshot. Forecasts are attributed expectations, and undisclosed amounts remain unknown. Source review does not certify every project or future outcome.
